Purchase, rent, lease. On behalf of an established network of investors and operators. From 50 rooms, confidential and off-market.
For more than twenty years, Andreas Krökel was a member of the Executive Board of Lindner Hotels AG, where, as Chief Operating Officer, he led the company’s growth to more than 40 locations. As co-founder of the me and all hotels brand, he developed a concept that is now established in numerous German cities.
Behind AK Hospitality Consult stands a network of investors, project developers and operators built over decades. This network buys, rents and leases hotels in Germany, exclusively on behalf of the demand side, in a targeted way and without public marketing.
Hospitality has been part of Andreas Krökel’s life since childhood. Having grown up in a family-run restaurant business with a tradition spanning more than five generations, he knows from personal experience what entrepreneurial responsibility means for owners, employees and guests.
The owners we speak with are usually at one of these points, regardless of whether a decision has already been made.
You are considering selling your hotel property outright: structured, confidential and away from public listing portals.
You retain ownership and are looking for a vetted, long-term-minded operator for your property.
Your current lease is expiring or the operating performance no longer fits. A change is on the table.
Handing over to the next generation is not an option. An external solution becomes relevant.
You are streamlining a portfolio, divesting locations or considering a change of use or repositioning.
Our partners are actively searching. The following asset classes are currently prioritised: single assets as well as portfolios.
3–4★, A and B locations, 50–250 rooms. Business and bleisure profiles with stable demand.
Alps, coast, low mountain ranges. Established destinations with predictable seasonality and repositioning potential. From 50 rooms.
Properties without a current lease or with a planned separation from the operator. Immediate takeover possible.
Leases ending within the next 36 months. Ideal for an early repositioning.
Two or more hotels under one owner. Package solutions, including across locations.
No public exposé. No time pressure. A personal process shaped around your hotel. Not the other way round.
A no-obligation exchange about your property, your situation and your expectations. By phone or in person, fully confidential.
Market valuation, operator assessment, comparison of options. We outline what is realistically achievable before the process begins.
Targeted approach to selected investors and operators from our network. No broad distribution, no public marketing.
We don’t market hotels publicly.
We place them.
Every investor and operator in our network is personally qualified. Financial strength and references included.
We present your property only where the profile fits. No exposés in circulation, no industry rumours.
We represent the demand side, and treat every owner enquiry with the same standard as our mandates.
You briefly describe your situation: via the form, email or phone. Within 48 hours we get back to you personally and suggest a 20–30-minute initial call. If nothing further comes of it, contact ends there without any obligation.
The initial conversation and a preliminary assessment of your property are free of charge and non-binding. Only when we start a structured process do we transparently agree on the terms, usually success-based.
Yes. Your property is neither listed online nor passed on to a distribution list. Information is shared with a specific investor or operator only if you expressly approve it. On request, we provide NDAs before the first exchange.
City and resort hotels in the DACH region, operator-free properties, hotels with expiring leases and portfolios. The focus is on the 3–4-star category; other categories are assessed case by case.
We work with hotels from 50 rooms in the DACH region, from single assets to portfolios with several hundred rooms. It usually makes sense between 50 and 250 rooms per location.
Especially then. Most owners we speak with have not yet made a final decision. A no-obligation conversation helps to sort out the options clearly, without anything having to happen afterwards.
